Seven Bridges gave its tennis stadium seating. Thirteen courts in all, twelve Har-Tru and one hard, with shade pavilions and a pro shop beside them, which makes a match here something to watch as well as to play.

That is the tell for how the whole amenity package was built. A 30,000 square foot clubhouse stands on more than nine acres of recreation ground, with a resort pool and sun shelf, a spa and cabanas, and a separate lap pool for anyone swimming with a purpose.

The Houses

There are 701 of them across about 418 acres, built by GL Homes between 2015 and 2019 in four collections and eleven one and two story floor plans. They run roughly 2,450 to over 8,000 square feet under air, in three to six bedrooms with two to five car garages, on lots from about a sixth of an acre to three quarters, with the middle of the range close to a fifth.

Because the collections were optioned at a design center, two houses on the same plan can differ substantially inside. Which collection, which lot and how heavily the first buyer optioned it are the questions that separate one listing from another.

The Four Collections

The eleven floor plans were grouped into four collections, and the grouping is by house size rather than by street, so a collection tells you what you are walking into before the address does. The smaller plans start around 2,450 square feet under air and the largest run past 8,000, which is a spread of more than three to one inside one gate.

Every house is concrete block, and every one was finished within a five-year window, so the building stock is unusually consistent in age even where it is not consistent in size. What differs between two listings is the options, not the era.

How the Bridges Got Their Name

The community is laid out around water, and the bridges that cross it are what the name refers to. The lakes carry the unbuilt ground through the middle of the property rather than gathering it at one end, so the gap between one row of houses and the next continues across the water.

The scale of that is easier to see in the land than in the amenity list. Of the 418 acres, only about 179 sit under the houses. The other 239, well over half the property, are the lakes, the recreation ground and the planting between the streets, which is the reason a community of seven hundred houses does not feel like one.

There is no club to buy into here and no equity of any kind. The clubhouse, the courts, the pools and the grounds come with the address, and what a household pays each month is an association fee rather than dues on top of one.

Thirteen courts for seven hundred houses is roughly one for every fifty-four households, and the stadium court is the one that changes what a Saturday looks like. A community that seats spectators is running a program, not maintaining a surface.

The indoor and outdoor rooms were sized the same way. Nine acres of recreation ground behind a single clubhouse is what keeps the pool deck, the courts and the parking from competing with one another on a busy weekend.

Where Seven Bridges Sits

The entrance is on Lyons Road in west Delray Beach, between Clint Moore Road and Atlantic Avenue. Delray Marketplace is about three miles north. Town Center at Boca Raton is close to eight miles south, downtown Delray just under ten miles east, and the beach at the end of Atlantic Avenue a little over ten and a half.
