Searching by community is the practical way to shop this market. The address you pick decides more than the street name. Homes may come from a builder's collection or go up one at a time. A staffed gate may sit at the entrance, or not. Club membership may ride with the deed, or stay optional.

Start with how many neighbors you want. Lotus holds 804 single-family homes. The Bridges settled at 591. The Oaks spreads 469 estate homes across 282 acres. On the other end, Addison Estates holds fifteen homes on five acres next to the resort golf course, and Bristol Pointe keeps fewer than eighty custom houses behind a twenty-four-hour gatehouse in Delray Beach. Size changes daily life. It also changes what listings look like inside each gate.

Water is another filter the community pages support with real counts. At Newport Bay Club, about nine in ten homes sit on water. Long Lake Estates has about half of its 125 home sites fronting the lakes, and 118 of them are an acre or more. Royal Palm Yacht and Country Club has about 650 houses on some 690 residential lots, 229 of them on the water. Pick a community below to search the homes inside it.

Once you know the kind of place you want, the listings make more sense.
