Homes sold

16

in the 12 months to May 2026

Median price

$918,000

across those 16 sales

Range

$580k to $2.23M

lowest to highest in the window

Half of the 16 homes that changed hands sold above $918,000 and half below it.

The range is wide: the highest sale is more than 3 times the lowest, so the middle figure describes the community rather than any particular house in it.

Where the sales sat

  • $580k to $900k 7 sales
  • $900k to $1.20M 6 sales
  • $1.20M to $1.60M 0 sales
  • $1.60M to $1.90M 2 sales
  • $1.90M to $2.23M 1 sale

A median describes the middle of a community. This shows the whole spread, so a seller can see how many homes traded in their own band rather than in the average one.

Every lot in the community, with each recorded sale marked on the home that sold. Larger circles are higher prices; 16 of 16 sales could be placed exactly. Point at any sale for its address and price; the 15 the MLS also recorded open on our search. The streets are the gaps between the lots; no road has been drawn from any other source.

Median sale price by month, all featured communities together. A single community sells too few homes in one month to draw honestly, so the trend is the market as a whole.

Sold / closed sales

All 16 closed sales in the window, highest price first, each with the date it sold. Every county-record link opens that parcel's public record. Where the home was also listed on the MLS its address opens that listing; some of these sales never reached the MLS at all, and the county record is the only place they exist.

What the words mean

Median
The middle sale. Half sold for more, half for less. It is not an average, which one very large sale can drag upward on its own.
Qualified sale
A sale the county judges to be at arm's length. A home passed between family members for ten dollars is a real transfer but not a sale, and is left out of every figure here.
The window
The twelve months these figures cover. It is always a full year, and is never stretched to reach a threshold.
County record
The public appraiser page for the parcel, where the recorded sale can be checked.

How this report is put together

The figures are drawn from the Palm Beach County Property Appraiser's record of recorded deeds, harvested on 24 Aug 2026. Every sale links to its parcel's public record, so any figure here can be checked. This is not an MLS report: it includes sales that never appeared on the MLS at all, such as foreclosures, tax deeds and transfers between family members.

Those family and nominal transfers are counted but not priced. The county marks each conveyance as arm's-length or not, and 10 transfers were set aside on that basis in this window. A home changing hands for ten dollars is a real event, but it is not a sale, and leaving it in would drag the median to nothing.

The window runs 12 months and holds 16 sales. A median is published only from eight sales or more in a single year, because below that the middle figure is really just one or two houses. The most recent two months are held back deliberately: a deed reaches the county weeks after the sale, so the newest months always look emptier than they were, and drawing them would show a fall that did not happen.

What this report does not measure: it carries no price per square foot, because the county record does not hold living area, and no days on market or asking price, because those exist only in the MLS. Where a number is not shown here, it is because we could not stand behind it.
