    Florida presumes every licensee is a transaction broker. If you want single-agent representation, with its full fiduciary duties, that must be disclosed to you in writing before or at the time of listing, or before the property is shown, whichever comes first.

Prepared alongside the property, before we go live

    Seller’s Property DisclosureFL

    Florida requires you to disclose facts you know of that materially affect the property's value and are not readily observable by a buyer. An “AS IS” contract does not waive this duty. You complete this disclosure yourself, from your own knowledge of the property. We make sure it is in hand at the right time and that nothing is overlooked in the sequence, and we will always tell you to err toward disclosing.

    Radon, property tax and energy-efficiency noticesFL

    The statutory radon warning, the notice that property taxes reset upon a change of ownership, and the state energy-efficiency brochure, each required at or before contract execution.

    Flood disclosureFL

    At or before you sign a contract, you must disclose prior flood-damage insurance claims and flood assistance received. Since October 1, 2025 this also covers any flooding you know damaged the property during your ownership, whether or not a claim was ever filed.

    Lead-based paint disclosureFL

    For any home built before 1978: the federal disclosure form, the EPA pamphlet, known hazards and records, plus the buyer's ten-day opportunity to test unless both sides agree otherwise.

    Homeowners association disclosure summaryFL

    In a mandatory-membership community, the statutory summary must reach the buyer before the contract is executed.

  6. 18

    Condominium documents and Q&A sheetFL

    Governing documents, the frequently-asked-questions sheet and the governance form. The buyer holds a seven-day right to cancel, excluding weekends and legal holidays, running from execution and receipt of the documents.

    Milestone Inspection & Structural Integrity Reserve StudyFL

    For condominium buildings three habitable stories or more in height, you as seller must give your buyer the milestone inspection summary. You must also give the association’s most recent structural integrity reserve study, or a statement that none exists. We obtain them for you.

    Coastal Construction Control Line disclosureFL

    Required where any part of the property sits seaward of the control line. The disclosure goes to the buyer at or before contract, and a survey or affidavit locating the line follows before closing unless the buyer waives it in writing.

Roughly thirty to forty-five days

    Contract and deadline managementFL

    Under the FAR/BAR “AS IS” contract the buyer's inspection period defaults to fifteen days, and every deadline runs in calendar days and expires at 11:59 p.m., rolling to the next business day if it lands on a weekend or holiday. We track every one of them. Deadlines are leverage, and we do not give that leverage away.

    Every party, every deadline, in writing

    One shared system holds each step. We send each due date and task to you, the buyer's agent, lender, title firm, and home inspector. Deals rarely fail because someone said no. They fail because someone forgot.

    Inspection guidance and repair-request negotiation

    We sort the repair requests that may affect the buyer's loan from those that do not. Then we help you work out the terms.

    Appraisal support, on site

    We meet the appraiser at your home with the comparable sales that matter, a record of work and permits, and the full history of offers made on it. It is far easier to head off a low appraisal than to undo one.

    HOA or condominium estoppel certificateFL

    Ordered on your behalf. The association must deliver it within ten business days and its fee is capped by statute, and if the association misses that deadline, the estoppel is free.

    Title and municipal lien search coordinationFL

    Beyond the title search, a municipal lien search surfaces code violations, open or expired permits and unrecorded assessments. In Florida these are among the most common reasons a deal falls apart.

    You can close online, from the signed offer through the handoff of keys.

    Documentary stamp tax on the deedFL

    Customarily the seller pays a documentary stamp tax on the deed. The rate is set by state law, and Miami-Dade is charged differently from the rest of Florida.

    Owner’s title policyFL

    Across most of Florida the seller customarily pays for the owner's policy and selects the closing agent. In Miami-Dade, Broward, Sarasota and Collier the custom reverses to the buyer. Either way it is negotiable, and the contract controls.

    FIRPTA withholding, if it appliesFL

    If a seller is a foreign person, federal law generally requires the buyer to withhold a percentage of the amount realized and remit it to the IRS, subject to reduced-rate and residence exceptions. We identify this early. A reduced-withholding certificate takes time that a thirty-day closing does not have.

    Referral fees for agents outside Florida

    When a client is moving and an agent in another state sends the referral to us, we pay the fee from one broker to another. The client should not have to start over at the state line.
